Job description / Role
Objectives: The Plot Construction Project Manager (PCPM) will assume responsibility for the flagship of one of the biggest development programs in all aspects related to the Plots Owner’s construction process. PCPM will be the focal point for coordinating with the Plots Owners and other stakeholders.
In addition, will assist Plots Owners in obtaining necessary design and construction approvals, NOC’s and permits in line with agreed Design Guidelines and in coordination with Development teams as per the approved Plots Owners Management Matrix.
Main responsibilities:
• Manage, Oversee, and Supervise the entire delivery of Plots Owner’s Construction process.
• Support Operational property and Facilities Management team postconstruction and during Fit out processes.
• Key personnel to manage, Oversee, and Supervise the entire delivery processes of Plots Owners, Tenant fit-out works (from inception, design review, implementation, testing & commissioning, and full completion).
• Owns the design and construction process and acts as representative for the management of the Plots Owner’s design and construction execution works (from the Owners taking possession of the plots to the satisfactory completion of the construction works
• To be able to identify and bridge gaps for the entire processes
• Prepares and/or reviews preliminary designs, working drawings, and specifications related to the project.
• Provides technical expertise in the development or review of policies and procedures in relation to architectural structures and systems and construction/safety codes.
• Researches literature and maintains knowledge of current building materials, structural, mechanical, and electrical system codes, and methods of application.
• Reviews Plots Owner’s contractor’s shop drawings to ensure compliance with accepted guidelines.
• Liaise and coordinate with Sales, Finance, Logistics, Design, and Construction teams to ensure the Plots Owners’ construction process is accomplished in accordance with the agreed Design Guidelines, Plot Owner Manual, and Plot Owners Management Matrix. Maintain the archive and library of all relevant drawings, technical information, and LODs for all leasable Retail and Office spaces for the entire Master Community.
• Successful implementation of Tenancy Fit-out Manual.
• Conduct introduction meetings, orienting, briefing tenants and tenant-appointed designers and contractors about Tenancy Fit-out manual process,
• Ensure readiness of shell and core premise for handing over to the tenant, verify accuracy of LODs vs base-built provisions, to convene and conduct joint inspections for unit handover to the tenant.
• Finalize and implement the Plots Owner’s Construction plan
• Initiate meetings with Plots Owners consultants, contractors, and the team to address all project-related issues
• Manage, Oversee, and Supervise Plots, Villas, and Units Owner’s modification requests to ensure compliance with Owners’ manuals and guidelines.
• Ensure all relevant Health, Safety, and Environmental legislation is adhered to in all areas
• Implement and manages internal controls for all documented processes.
• Ensures security and emergency preparedness procedures are implemented properly including communications infrastructure and control centers both localized and central
